Features
Everything a short let portfolio needs before arrival
From the first link to the deposit release, every step a guest takes before arrival is tracked, automated where it can be and recorded for when you need it.
What is included
Built for a portfolio, not a single flat
Verification, deposits, paperwork and guest history in one place, with rules set per property and an audit trail behind every tick.
One secure guest link
Every booking gets its own private link. Guests open it on their phone, with no app and no account, and their progress is saved between steps.
- Random token per booking, never the booking number
- Rotate the link at any time
- Link expires 14 days after checkout
ID verification
Guests photograph their passport, national ID card or driving licence. You review it and approve or reject with a reason, or let Stripe Identity check it for you.
- Private storage with short lived viewing links
- Every view recorded in the audit log
- Images deleted automatically after the stay
Security deposit holds
The guest saves a card when they complete the step. The hold is placed shortly before check in and released automatically after checkout unless you make a claim.
- Amount set per property
- Hold, release or capture from the booking
- Claims record the reason, amount and evidence photos
E-signed rental agreement
Your house rules and terms, merged with the booking details. The guest types their name and signs on screen, and receives a PDF copy.
- Merge fields such as [Guest Name] and [Check-in Date]
- Signed text stored with a SHA 256 hash
- Time, IP address and signature kept on record
Guest CRM and messaging
Every guest has a profile with their stays, notes, tags and verification history. Each booking has one message thread, so the whole team sees the same conversation.
- Search and tag returning guests
- Email now, SMS and WhatsApp through connected providers
- Guests can message you from their link
Automations that do the chasing
Send the link a set number of days before arrival, remind guests until they finish, and let holds, releases and deletions happen on schedule.
- Scheduled send time in your time zone
- Reminders until every required step is done
- Airbnb bookings follow their own channel rules
Calm by design
Nothing on the guest’s screen is a surprise
A verification request lands in the middle of someone’s holiday planning, so it has to look legitimate and read plainly. Guestalizer shows the booking first, explains each question and says when the data goes.
- It looks like it came from you
Your business name, the property, the dates and the booking reference on the first screen.
- Why we ask, every time
A short reason and the legal basis on every step, with the deletion date shown before an upload.
- A hold, not a charge
The deposit sits on the card and is released automatically after checkout.
- Biometrics need consent
Selfie face matching is biometric data, so it needs explicit consent, a non biometric alternative and a DPIA.
- Data minimisation
UK GDPR asks for storage limitation, so ID images are deleted on a schedule and every view is logged.
- No guest side fees
There are no guest side fees by default, and any card processing gross up is shown before the guest confirms.
